A Licensed, Certified, Insured Real Estate Inspector is a good financial decision. There is no doubt that the more experience an inspector has the less likely there will be errors, omissions and mistakes in the data collection process and the final home, commercial building or property inspection report. An experienced inspector has seen thousands of homes, situations, conditions and tricks of the trade by sellers that some inspectors ignore, fail to report, or under estimate. It may cost a little more for a experienced Certified Professional Inspector but you get a home inspection or commercial property report that is very thorough, complete and easy to understand. You Should always verify your home or commercial property inspector's certifications, licenses, training, experience and inspection report system being used. Don't be afraid to ask about these documents or your desire to view them. We do on-sight inspection reporting if it is requested only. In most cases, it is too much information collected and too many details that can or will be left out of your report when you do this type of inspection. There are hundreds of systems and components in a home or building that should be inspected, verified and reported on wether they function or not. These items should be described and any related information or conditions included in the inspection report. We can provide a general review, digital pictures and summary of the defects and deferred maintenance we find at an inspection site if needed. But, a full detailed Certified Professional inspection report takes a little longer to complete. We inspect every item, system and component when possible, record the data and explain our findings in detail in our inspection reports. Before I deliver a report to our clients I thoroughly review the conditions found and decide how to explain them for easy access. I try to make sure my report is easy to read and understand by the home or commercial property buyer or user and all involved in the real estate transaction. An average professional inspection report can be returned by fax or email within 4-8 hours after the inspection. My home inspection report is a computor-generated, pre-printed (check box, comment box and list of all components and systems of the property) 16 page report. There is also an additional notes page and personally written summary pages included with the full inspection report. We always provide crystal clear digital pictures (PDF) for easy information access of the home or property inspected. My Commercial Property and Building Inspections (CPRs) have computor generated written reports, photos and detailed information about the components and systems of the building or property. The Commercial Property Inspection is based on the user, buyer or seller while following ASTM and ITA single building and multi-building Commercial Property Inspection Standards. From the parking lot entry to the rear property line of the commercial property, everything is examined when possible. As always, we report every defect, deferred maintenance item and condition found. I also provide professional repair estimates if the home, commercial building or property inspected is sold As-Is and the buyer wishes to know the real cost to occupy.
