                        Home inspections reveal the condition of the building and property

It doesn't matter if the home is new or a existing structure. Either home can have minor, moderate or major conditions or defects. Some conditions such as settling and settling cracks may develope in concrete floors, drywall ceilings and walls and door locks not striking because of movement. There can be improper soil compaction, soil settling, poor soil grading, improper soil slope and soil erosion. In some cases wood materials or wood products are too close to or in contact with soil or brick veneer is in contact with soil; roof shingle damage from workman and installers; missing or improper gutter downspout extensions; damaged interior finish materials such as cabinets or cabinet finishes, chips in tub finish, crack in fiberglass shower walls and floors, loose shower heads; defective exterior wood deck components; improper wall, floor and attic framing; missing or improper exterior flashing at penetrations; defective electrical and more.

Homes built during the 70s, 80s and early 90s had some defects unique to the Era. There was compressed board siding, fiber board siding, plastic water pipe, Chinese drywall, double pane windows, decks improperly built or decks improperly attached to the home and aluminum electrical wiring to name a few.  

Older homes can have these conditions and other defects and or maintenance issues. In older homes large trees may have roots that can damage foundations, driveways and clog sewer drains. Leaves can block gutters and downspouts causing them to overflow and constant roof cleaning. Lack of gutter cleaning and maintenance can cause brick veneer and foundations that support them to settle and crack because of constant soil saturation from water. Defective gutters can cause soil erosion and static pressure at and near foundations and be the cause of damp and leaking basements. In the winter this water freezes, expands and pushes in on foundation walls and up under garage floors causing cracks and bulges. Some homes built before 1960 may have little or no wall insulation. Many older homes have galvanized water pipes which are about to or have expired (rust in water, pin hole leaking). Homes  Improper building repairs, non-permitted structure work, additions and defective installations are found on older home inspections in Atlanta and metro. Outdated or old windows, doors, plumbing, electrical  and heating can be some of the concerns for the energy conscious. Unauthorized additions, renovations, improvements and repairs to the structure, plumbing, electrical, heating are common. Many older homes have plumbing leaks in baths and kitchens causing floor and wall damage from water intrusion. Some homes may have galvanized pipes (rust) or plastic pipes (leaks).

There are many cases where a builder, contractor or installer fails to construct or complete a home repair, building or remodeling project to the home buyer or home owner's expectations. I have seen issues where a septic tank, which was defective before purchase backed into the home after occupants moved in and waste saturated the floor and floor covering; new roofs that began leaking just after installation causing drywall damage to ceilings and or walls; several room additions and whole house renovations comdemned by city and county building officials during construction because of code violations and improper building applications; building framing projects turned down or rejected by building officials after completion; building setback requirements violated by homeowners and builders; poor grading and land development defects causing settling issues, soil erosion and earth movement; building settling and settling cracking in foundations slabs, floors and walls; contractors failing to apply for a building or remodeling permit before work began to name a few.

It is always best to try and solve concerns, differences or issues between both parties and complete the agreement if it is possible. Many home owners and home buyers become very frustrated trying to get contractors or builders to return and make corrections or repairs after construction, improvements or installations are complete and payments have been made. Contractors may feel that they have done a good job and the homeowner is being unreasonable or asking for more than what was agreed on. In many cases mutual agreement between both parties may not be possible due to concerns, conflicts and differences of both sides. After an inspection or property survey is completed, Atlanta House Surgeons can generate estimated costs of any damage or construction defects found at the site. We can verify any and all ways to remedy the concerns, consult with complainant and defendant if needed, provide professional testimony of the findings and provide the documented data collected to verify labor, materials and related costs to correct defects or deficiencies.
